As Chief Executive Officer of Edge Concrete, Mr. Meisels has built millions of square feet across New York City, most recently the newly approved 1,000-unit development at 175 Third Street in Gowanus, Brooklyn. He also leads Niche Waterproofing, a specialty building-envelope firm whose client work includes projects for Blackstone.

With four decades of experience spanning mortgage banking, investment banking, and commercial lending, Nitin Dave brings institutional-grade financial discipline to every BLOX transaction. Over a 25-year career at Fannie Mae, he oversaw the agency's relationships with its top twenty-five institutions and collaborated with the Urban Institute to develop housing finance systems in countries around the globe.

Mr. Dave has held leadership roles at Citizens Bank, Pinnacle Financial Corporation, Southern Trust, Middleburg Bank, and SONA Bank, and his work alongside Fannie Mae, Freddie Mac, and Ginnie Mae shaped deep expertise in financial analysis, auditing, and accounting. He serves as a consultant to the Federal Deposit Insurance Corporation on the auditing and oversight of banks' mortgage and mortgage-backed security assets.

He is one of the few investment professionals with experience across every area of mortgage banking, from origination, underwriting, and credit and risk management through servicing, quality control, and post-closing.
